Furniture & Furnishings (Fire) (Safety) (Amendment) Regulations 1993. All the foam furnishings you leave in the property must comply with this regulation. Failure to meet the terms could result in fines of up to £5,000 and imprisonment.

Gas Safety Regulations 1998 and Electrical Equipment (Safety) Regulations 1994 place legal responsibilities on landlords and agents to make sure equipment and installations are, and continue to be, safe.

Buildings and Contents Insurance is necessary to protect your tenant and your asset. We can arrange comprehensive cover specifically designed for tenanted property. This insurance has the additional benefit of covering malicious and accidental damage. We will ensure that the tenant has sufficient insurance for their own property plus cover for accidental damage they may cause to your possessions.

Permission of Lender is required before you instruct The Letting Shop to let and manage your property. The tenancy will be drawn up in the full names of all the legal owners and we will ask you to disclose this information when you sign a contract with us.

The Letting Shop Landlord’s Contract will set out in plain English exactly what we will do and what we will charge you. Your contractual obligations to us will be listed.
